Luncheon Keynote Presentation Regional Impacts of Large Format Retail –
Myths and Misconceptions
Fact or fiction – when a large-format retailer proposes
to come to town, all sorts of bad things will
happen – traffic will be horrible, downtown areas
and small retailers will close up shop and nothing
will ever be the same again. Is it possible that largeformat
retail can be a benefit to a region and is it
possible that it can co-exist with the smaller and
downtown retailers? Our lunch speaker is someone
who has had significant experience with retail developments
of all types, and has seen, first-hand, what
happens when large-format retail comes to town.
He will be sharing his experiences, knowledge and
insights with us.

General Session Regional Realities
Is the regulation of development by regional
agencies the answer for Connecticut? How about
regulating using a regional perspective? How do
municipalities weigh these factors against growth
in their town? Our panelists will discuss the merits
of a regional approach to planning and development
and the impact it could have on the retail community.
Find out what this issue means to you and the
direction that we are headed in Connecticut.

Regional Projects – Different Strokes
for Different Folks
Regional projects mean different things to different
people. For some, it involves the creation of a
regional authority with multi-town cooperation,
oversight and benefits. For others, it may merely
be a project of such a size as to impact an entire
region while being located in and regulated by one
municipality. Neither is right or wrong, just different
sides of the same coin. Our panelists include the
Executive Director of a multi-town regional project
located in Oakland, Maine that was conceived and
implemented through a cooperative process by
24 municipalities and the State of Maine, and the
developer of the proposed Harbor Point and Yale
& Towne projects in Stamford, projects with a
Stamford location but with regional impacts. They
will discuss with us the whys and wherefors of
their projects, the processes they went or are going
through and the regional aspects and impacts of
their projects.
